Terms of Service

1. Accounts

You may create a free account to save properties and analysis history. You are responsible for maintaining the confidentiality of your login credentials and for all activity that occurs under your account. Notify us immediately at privacy@signalhq.co if you suspect unauthorized access.

You must be at least 18 years old and legally capable of entering into a binding contract to use the Service.

2. Not Financial, Tax, Legal, or Investment Advice

Outputs from FlowSignal, Hold vs. Sell, RefiSignal, and every other calculator on this site are estimates. They are produced by applying standard financial formulas to the numbers you enter and to publicly sourced market data. They are not, and should not be interpreted as, financial, tax, legal, accounting, or investment advice.

Real estate outcomes depend on factors these tools do not model — including but not limited to local regulation, tenant behavior, property condition, financing changes, insurance markets, tax policy, and macroeconomic conditions. Verify any material financial or investment decision with a licensed professional qualified in your jurisdiction.

3. No Warranties on Data or Projections

Market data (Zillow ZORI/ZHVI, Census ACS, BLS, FRED, and similar public sources) is provided "as is," without warranty of any kind, express or implied. We do not warrant that market data, calculators, or projected returns are accurate, complete, current, or fit for any particular purpose.

Projected cash flow, equity, appreciation, and total return figures are illustrative only. Actual results will differ, sometimes materially.

4. Acceptable Use

You agree not to:

• Attempt to reverse engineer, scrape at scale, or overload the Service
• Use the Service to violate any law or the rights of others
• Upload malicious content or attempt to bypass authentication
• Resell access to the Service without our written permission

5. Intellectual Property

The Service, including all interface designs, calculator logic, copy, and brand elements, is owned by Applied Decision Systems LLC and protected by applicable intellectual property laws. You retain ownership of the data you enter into your account.

6. Limitation of Liability

To the fullest extent permitted by law, Applied Decision Systems LLC, its affiliates, and its contributors shall not be liable for any indirect, incidental, special, consequential, or punitive damages, or any loss of profits, revenue, data, or investment value, arising from your use of or reliance on the Service.

Our total aggregate liability for any claim arising out of or relating to the Service will not exceed one hundred U.S. dollars ($100).

7. Termination

You may delete your account at any time from Account Settings. We may suspend or terminate access to the Service if you materially breach these terms or if required by law. Sections intended to survive termination (including disclaimers, limitations of liability, and governing law) will do so.

8. Governing Law

These terms are governed by the laws of the State of Maryland, United States, without regard to conflict-of-laws principles. Any dispute arising out of or relating to the Service or these terms will be resolved in the state or federal courts located in Maryland, and you consent to personal jurisdiction and venue there.

9. Changes to These Terms

We may update these terms from time to time. If we make material changes, we will update the "Last updated" date above and, where required, notify you by email. Continued use of the Service after changes take effect constitutes acceptance.
